What causes asphalt to crack and deteriorate?

There are many issues that contribute to the deterioration of an asphalt surface. Here in southeast Michigan, we have two significant factors that work against us. First, we live in one of the worst freeze/thaw zones in the country. The constant freeze/thaw cycles that we experience each winter will wreak havoc on even the most well constructed pavements. One only has to look at the shape of our roads each Spring. Second, much of the ground in our area contains clay.  Clay does not provide a stable base for asphalt, and needs to be removed, and replaced with a crushed concrete base material, that serves to support the asphalt surface. In many cases there is no way to determine whether the soil contains clay until the pavement is removed.

Other factors in the deterioration of asphalt include age, traffic patterns, lack of maintenance, or improper drainage.

My asphalt is cracked and broken…what are my options?

Michigan Asphalt provides a complete line of asphalt services, from sealcoating and crack filling to complete removal and replacement of your pavement. Every situation is different, and there is no “one size fits all” solution. Our professional consultants will evaluate your pavement, and explain all of your options, as well as go over the advantages and disadvantages of each option.

How much will my driveway cost?

Again, every job is different. The price of your job will be determined by a number of factors including the extent of the work to be performed, the size of your pavement, the amount of material needed, and the type of equipment required. Our professional consultant will evaluate your pavement and go over your options, explaining the advantages or disadvantages of each recommendation.

What is the best time to perform the work on my asphalt?

The asphalt construction season in Southeast Michigan runs from approximately the first of May thru the middle of November. The season can certainly start earlier or run longer if the weather cooperates. Contact our office for specific information regarding this season’s starting dates.

How long will it take to complete my asphalt project?

This depends on the service being performed. Simply sealcoating a driveway can take just a few hours or less. If your asphalt is being completely removed and replaced, the entire process can take 2-4 days. However, once we start your project, we will do everything possible to complete it as quickly as possible without compromising the quality of the work.
